Rooftop Terrace Construction: Successful Planning and Start

As part of the building envelope renovation of a distinguished single-family home from 1910, the homeowners took the opportunity to fulfil a long-held wish: the installation of a rooftop terrace.

The terrace is to be constructed behind the existing gable wall.

The charming house is situated in a quiet neighbourhood, along an avenue lined with old plane trees that cast shadows over the garden during the afternoon. This inspired the idea of incorporating a rooftop terrace into the planned renovation to make the most of the remaining sunlight. The south side of the house, where a dormer window is located, was particularly ideal, as it benefits from longer sun exposure. 

The clients initially approached a local architecture firm for support with this project. However, the firm concluded that the project was not feasible for several reasons, including potential rejection by the local building authority, and declined the assignment. Through indirect channels, the clients eventually found their way to Benchmark Planung. Challenges and Innovative Solutions

After the initial on-site inspection, the plan appeared feasible, but clarifications with the building authorities and the preservation office were required. Although the building is not classified as a protected structure, it significantly contributes to the local townscape, which led to some initial hesitation from the authorities. The project was therefore temporarily put on hold.

A year later, the homeowners decided to bring forward the renovation plans and resumed the rooftop terrace project. Initial designs were drawn up, and local craftsmen were invited to discuss feasibility and provide quotes. While the quotes were reasonable, the project required an investment that called for careful consideration from the homeowners—yet they remained committed to their vision.

Solution-Oriented Planning: The Breakthrough

The approval process for the building application was not without its challenges. While there were no objections, the preservation office and building authorities imposed certain requirements. Thanks to the dedication of the architect, the homeowners, and the involved craftsmen, suitable solutions were developed, which ultimately led to the building permit being granted. The architect demonstrated her ability to balance both aesthetic and regulatory demands.

Conclusion: A Successful Start

By the end of August 2024, the renovation work and the construction of the rooftop terrace were able to begin as scheduled. Thanks to the successful collaboration of all parties involved, the project is now on solid ground.

The roof hatch with the copper cover is a requirement from the authorities.
